CASE HISTORY SPOTLIGHT: Case History #620: Repair of Textile Factory

February 19, 2025

Repair Of Textile Factory - Cortec Corporation

An abandoned textile factory in Spain had fallen into disrepair. Corrosion from concrete carbonation had caused concrete deterioration that needed to be addressed to restore the building to use.

Systematic concrete repair was done on 44,000 square meters (52,624 yd²) of area showing rust stains, concrete delamination, visible reinforcement, and other signs of corrosion. Deteriorated concrete was mechanically removed and the reinforcement was sandblasted. MCI®-2021, a surface applied corrosion inhibitor (SACI), was applied to the cleaned concrete walls with a low-pressure spray; coverage was confirmed with a UV tracer. Workers applied passivating grout to exposed rebar, as well as repair mortar to areas lacking concrete cover.

After a decade of inactivity, the textile factory was restored to service as a children’s clothing company distribution center. Corrosion protection was an integral part of the concrete repair that made it possible to preserve an important 20th century artifact of Spain’s textile industry.
